M5V Condominiums is a large, beautifully modern condo building located in the Downtown West neighbourhood. It soars 34 storeys high and houses nearly 400 units that, though modern and stylishly appointed, walk the line between a loft and more traditional condo. Suites ranging from a relatively tiny 389 square feet grow to nearly 1700 and rely solely on some exposed concrete to provide the loft feel.

Location and features are worthy selling points here. This LEED-certified building has a number of notable features like ensuite energy recovery ventilators and programmable thermostats. Deep balconies decrease direct sun and wind exposure offer further energy efficiency. High-end scavolini kitchens with gas cook-tops look pretty sharp bathed in light from open plans and large windows. And amenities? In spades. Full gym, movement studio, change area with steam rooms, communal sun deck, terrace and games rooms for the consummate entertainer. It’s an enviable list financed by a healthy number of units.

Steps from the theatre district and set amidst a small city of restaurants and retail, this is a supremely convenient place to live. Young professionals new to the market will find great options here frequently available for purchase. Living this close to work and play can significantly expand the junior exec’s free social time, so don’t write it off without taking a hard look at the M5V Condos – especially if you lean toward the green.

What We :MEC is across the street, Roy Thompson Hall, theatres and the TIFF building are all only a couple of blocks away, as is the King Street West entertainment strip. Plus M5V LEED-certified, and there’s a Starbucks in the base of the building. So there’s that.

What We Don’t: It is a BIG building, so if you are looking for an intimate boutique loft, this isn’t the right place for you… although considering the location this is to be expected. At least building costs are spread over plenty of owners. Also the location is always lively and comes with a lot of noise, so if you are looking for a quiet neighbourhood, this isn’t the right place for you.
