About Foundry Lofts - 1100 landsdowne avenue, toronto, ontario
The Foundry Lofts is one of the most unique hard loft conversions in the city. Located in the Wallace Emerson neighbourhood, this isn’t exactly where you’d expect to find a hard loft – the area is mostly single-family houses. The Canada Foundry Company moved to the spot in 1903 and fabricated steel and iron products – including locomotives – for nearly 80 years. Now a protected heritage site, the conversion of the building at 1100 Lansdowne is home to 104 hard lofts ranging in size from 535 to 2468 square feet.
This is a fascinating building, and the residents who live here are equally interesting. An artistic community recognized the value and spaciousness available here early on before it began to get really popular. A massive 4-storey atrium runs the entire space of the building and houses a small brick structure INSIDE it containing a board room, small gym and a party room that is often used for rehearsals of varying kinds. The atrium often hosts spontaneous gatherings, is studded with potted plants, and really adds to the sense of community that exists here…a good thing given that the walls are rumoured to be fairly thin.
Finishes in the building from what we’ve seen are really superb considering the challenges of converting a building as unique as this. Amenities include the aforementioned fitness facility, party and media rooms and visitor parking. Living in a building as unique as this provides some bragging rights to be sure, and the fact that the neighbourhood has not yet reached its full potential means you can still benefit from investment here. Walk and transit scores aren’t as favourable as some other places in the city, but community, space and some remaining ROI are worthy trade-offs in our opinion!
What We : There’s lots of parking, and you really can get a lot of space for your money at Foundry Lofts. If you’ve got your heart set on a hard loft but can’t afford what you want in higher-demand locations, check out Foundry.
What We Don’t: The location is still a bit off the radar, and although it’s only a short bus to the subway, there’s not much in the way of retail close by. Until the new project at Dupont & Lansdowne is operational (which comes with a Metro and Shopper’s among others), your closest groceries are at the (ghetto) Galleria Mall.
