Welcome to Mississauga’s Sheridan neighbourhood!
Sheridan, just north of the QEW, bordering on coveted south Mississauga neighbourhoods – but don’t let its geographical position fool you: Sheridan is in high demand for many young and mature families looking for a safe friendly area to grow.
The main shopping available within Sheridan is The Sheridan Centre, that has its own grocery store, Service Ontario, library, recreation center and other small franchise and independent shops. It’s not the most diverse mall, but it does offer shopping options for area residents who prefer to stay local to complete their errands.
Sheridan is sandwiched between Erin Mills to the north and Clarkson to the south, which both provide amenities easily accessible by Sheridan residents. The Clarkson Go Station is just south down Erin Mills Parkway, and just to the north along Dundas going west, there are a plethora of shops: Costco, Party City, The Mandarin, and Home Depot to name a few, in addition to an auto mall fitted with every car dealership imaginable. Heading east towards Erindale along Dundas there is easy access to more boutique type shops and restaurants: (most notably) Erin Mills Pump and Patio, Rogues Restaurant, and The Apricot Tree Cafe.
Sheridan borders the most western boundary of Mississauga, so it is easy for residents to take advantage of the closeby Oakville amenities as well. There is a large restaurant and entertainment complex just to the west of Sheridan called the Oakville Entertainment Centrum. This complex has a variety of chain restaurants (Dave and Busters, Scaddabush, Boston Pizza, 3 Brewers), Cineplex, and mini putt.

Your Typical Neighbour
Your typical neighbour can vary in Sheridan as there are two distinct areas, Sheridan Homelands (west of Erin Mills) and Sherwood Forrest (east of Erin Mills). Overall, Sheridan is comprised of families and empty nesters – Sheridan Homelands features younger families and retirees as the price point is more attainable than in Sherwood Forrest where you will typically see more mature families looking for a prestigious area to call home.

Sheridan Homelands has some great value for young families and is close to Clarkson and Erin Mills amenities.
What We Don’t Love
Sheridan doesn’t really have much of its own to offer in terms of amenities – the majority of the neighbourhood is strictly residential.
The Real Estate Scoop
There are two distinct areas within the Sheridan neighbourhood: Sheridan Homelands and Sherwood Forrest, both being tight-knit Mississauga communities with their own homeowner’s associations.
Sheridan Homelands is an ideal area for families, and the housing styles reflect that. Quiet tree-lined streets designed to limit through traffic, with a variety of detached and semi-detached properties. Bungalows, two-storey, and splits are common in this area. There are also older condo townhouse developments within the community that can be a good chance for first-time-buyers and young families to get into the neighbourhood. As with most neighbourhoods, there are some great pockets, and some pockets that are still going through growth – Sheridan Homelands is no different. The prices are reasonable when comparing to other south Mississauga communities, and there is a decent amount of value to be had here.
Sherwood Forrest is the more prestigious (and expensive) area of Sheridan, which borders on Mississauga Rd (known for its gorgeous estate and custom luxury homes). The homes here are largely detached, two-storey, brick properties built in the 1980s. Interspersed throughout you will find rebuilds and newer custom homes on wide lots. People moving to this area are looking to capitalize on the prestige that Mississauga Rd brings, in a picturesque setting.
